Amendments to the Community Documents
ACTION REQUIRED: PLEASE READ AND VOTE
Dear Orleans North Homeowners,
During the November 2024 Annual Community Meeting, attendees guided the Board to propose amendments to our community documents. After a thorough review, the Board has approved two amendments, which are now available on the Orleans North website: www.orleansnorthky.com.
Proposed Amendments
1. Rental Cap
Current Status: There is no limitation on the number of rental properties in the Orleans North community.
Proposed Change: Implement a cap that limits rentals to 10% of the homes within the community to be rented.
Purpose:
Protect individual property equity for homeowners within Orleans North.
Maintain the character of Orleans North as a predominantly owner-occupied residential community, avoiding the transition to a rental-focused community.
Exceptions: Immediate family members, as defined in the amendment, may rent properties upon submission of required documentation to the Board.

2. Shed Size Increase
Current Guidelines: Sheds may not exceed dimensions of 8'x8' or a height of 8 feet.
Proposed Change: Allow shed sizes up to 10'x12' with a height limit of 10 feet.

Note for Bordeaux Residents: Although sheds are not permitted in Bordeaux, your vote impacts the entire community, and we encourage your participation.
Voting Process
- Voting Timeline: Opens on March 17, 2025, and closes by March 17, 2026.
- Important: Voting will close early if 67% of the community votes either “FOR” or “AGAINST” before the deadline.
- Non-Response: If no vote is submitted, it will count as an “AGAINST” vote.
